Suppose a new buyer is interest in buying the property. Please use the following assumptions to evaluate:
a) the acquisition price the new buyer would ask (Acquisition Price = Total Project Value - Costs to Complete the Project);
b) the net proceeds (after repayment of debts and loans) the owners would receive if they choose to sell the project;
c) whether the owners should keep or sell the property?
Assumptions:
- The new buyer accepts the rent and income projections the Cousins have created in Exhibit 4. Suppose that the deal will be complete at end of year 2010.
- The new buyer will seek a 12.5% cap rate for this deal, in which the spread reflects the risks inherent in a distress deal.
- The new buyer use the capitalization approach to calculate the total project value based on the projected 2011 CFO at new rent level in Exhibit 4 and asked cap rate of 12.5%.
- The estimated cost to complete the project for new buyer is as follows:
