Suppose you're sipping a scotch and soda, or a hot cocoa, it doesn't really matter, at the bar when an old friend from school walks in and sits down beside you. He starts telling you how great things are going for him in his land brokerage business and lets it slip that he has heard of a new Wal-Mart that is going to be built on the new Bypass. After overcoming his embarrassment at having let such a closely kept secret out, he then explains to you that the land directly across the freeway is owned by Old Man Farmer Brown and that, with your friend's superb skills of persuasion, and of course your money, you both could buy the land and develop a retail center and still have room for a couple of pad sites. Here's the deal clincher, the land can be bought for $1 a foot! Is it a good deal? Consider that Wal-Mart paid $5 a foot for its land. If it is a good deal, explain why.
