The tenants have only occupied the property for the past four months but are now 18 days in arrears. Originally they nominated a bank account for direct debit but that has now been closed. In In addition to this you carried out a periodic inspection two weeks ago where you found the property had some cleanliness issues (eg. greasy stove & exhaust). You arranged to re-inspect after cleaning but when you arrived for your designated appointment the tenants were not at home and have installed new deadlocks to which you do not have a key for access.

a) What should be done according to the legislation and office policy & procedure?

b) Compile an email to these tenants based on your answer above.

c) Compile an email to your landlord based on the above scenario and your expected outcome.
