Oliver, who owns a few properties, decided to go to London to look after his elderly mother. Before he left, Oliver made the following arrangements for the use of his various properties. Oliver allowed his stepdaughter, Jan, and her best friend, Karl, to live in his house while he was away. Jan and Karl already work for Oliver, as his housekeeper and gardener respectively. Oliver was relieved that the house was going to be looked after by people he trusted. Before moving into the house, Jan and Karl signed a single document titled 'Occupation Agreement'. It contained a number of terms, including clauses providing that: (i) the agreement was to last 10 years; (ii) Oliver was to retain a key in case of any emergencies and his close friend will have a set as well to make sure there is a constant delivery of groceries and fresh towels every Sunday morning; and (iii) each occupier is liable to pay $200 per month to live in the house. After the first week living in the house, Jan told Oliver that they would prefer if the groceries and towels could be left outside on the back step because Sunday was the only day she and Karl did not have to wake up early. Oliver agreed. Chris negotiated with Oliver for the use of one of Oliver's barns to open a blacksmith's shop. Having negotiated a favorable rent, they agreed that Chris would be granted a three-year lease. As there was not enough time to finalize the grant of the lease before Oliver left, he allowed Chris to move into the barn. In return, Chris regularly paid Oliver a rent of $300 each month. Oliver executed a deed giving Clucks Plc, an organic chicken farming company, the right to keep its chickens in Oliver's field 'until such time as Oliver decides to return'.
