What Would You Do?

A client has approached you for advice on renting space for a call center to answer customer calls. The area has to be at least 10,000 square feet. Keep in mind the possibility that the client might expand on the site if the client's business does well. The client is not interested in renting traditional "office" space.

1- What property would you suggest to your client that could best meet the client's needs?

2- What would be least likely to meet the client's needs?

3- What lease provisions would you encourage the client to negotiate to help the client's business?

1- What issues would you expect to encounter as a landlord for commercial real estate? Note at least three points. These have to be different than those a landlord of residential property would face.
