Under an agreement between Emtee Theatres and Maya, two theatres were to be leased to Maya and she, in turn, was to lease a third theatre back to Emtee. In the lease agreement, it was agreed that Emtee would have all the offices in the theatre. Maya, in fact, occupied an office in the third theatre for some months, and refused to move out even though she was repeatedly asked to do so by Emtee. Can Emtee bring an action against Maya for specific performance of the agreement?
