On February 20, 2020, Peter became obliged to give Dora P500,000.00 as the latter's commission for selling Peter's parcel of land. On March 1, when Dora attempted to deliver the car to Peter, the latter refused to accept the same. He said, "It's ok my friend, no need to give me the car. I will just compensate the value of the car with the amount I owe you for the commission" and handed Dora an envelope containing P200,000.00 in cash. Dora was shocked and dismayed at how things turned out since she was planning to use the amount as downpayment for her dream house, which finally went on the market. She aired her disappointment about the situation to you, a hardworking law student, and asked if there is anything she can do under the circumstances.
