We-live-together is a townhouse complex with 12 units. Five (5) of the units are occupied by the owners of the individual units and the other seven (7) units are leased by their owners. The occupants (owners and tenants) must adhere to a prescribed code of conduct. The Board of Trustees appointed All-Admin-Done management company to take care of the administrative matters of the complex. All-Admin-Done is a private family company that does not adhere to King IV. They believe it is not necessary as they have been in operation for over 30 years. In the King Report on Corporate Governance for South Africa (King IV), it is stated that King IV applies to all organisations with the purpose being to promote corporate governance and an appropriate standard of conduct by the governing body of an organisation which will manifest as ethical and effective leadership.

All-Admin-Done has the following board of directors: A Watson: Chairperson of the board. P Watson: Chief executive officer (CEO) of the company and married to A Watson. J Ampere: Chief financial officer (CFO). He is a CA(SA) with 20 years of senior management experience in the financial management of companies. C Ampere: Non-executive director and chairperson of the audit committee. He is also the brother of J Ampere. K Volt: Non-executive director. She retired the previous year as CEO and serves on the audit committee. T Volt: Non-executive director and sister-in-law of K Volt.

The code of conduct is based on the ethical principles of fairness and equal treatment of all stakeholders. The following is the code of conduct all occupants must adhere to:

1. The owner or occupier of a section must not keep a domestic animal, reptile, or bird in a section or on the common property without the trustees' written consent. All requests will be reviewed on a first-come, first-served basis and trustees will not grant permission for more than 20 animals in total for the complex. If there are already 20 animals in the complex new applications for keeping animals will not be considered until such time an animal has died or the occupants have moved and taken their animals with them.

2. Vehicles must be parked in the allocated garages of occupants and no extra vehicles may be parked on common property. Extra vehicles of occupants or guests must be left outside the complex, even if sufficient parking bays are inside the complex grounds. 3. Inhabitants may not make any changes to the properties' exterior without the trustees' consent. No washing may be hung outside of their homes even in an exclusively used area.
