What is the PMT(NOI) of of the years?
Please specify from the below numbers which are the inputs, outputs, PMT( NOI), I/YR Cap, FV and PV and place on table to is provided should be 5 tables in total. table example is provided below.
- End of year 2: PV = $10,000 / (1 + 0.05)^2 + $10,000 / (1 + 0.05)^3 = $18,915
- End of year 4: PV = $10,000 / (1 + 0.05)^4 + $10,000 / (1 + 0.05)^5 + $10,000 / (1 + 0.05)^6 = $27,859
- End of year 6: PV = $10,000 / (1 + 0.05)^6 + $10,000 / (1 + 0.05)^7 + $10,000 / (1 + 0.05)^8 = $36,478
- End of year 8: PV = $10,000 / (1 + 0.05)^8 + $10,000 / (1 + 0.05)^9 + $10,000 / (1 + 0.05)^10 = $44,812
- End of year 10: PV = $10,000 / (1 + 0.05)^10 = $6,139
Adding up these present values gives us the total present value of the cash flows over the 10-year period:
PV = $18,915 + $27,859 + $36,478 + $44,812 + $6,139 = $134,203
Therefore, if ITech Geek Investors invests in this real estate project and uses a discount rate of 5%, the present value of the cash flows for the first 10 years is $134,203.
