You are an associate at the law firm Terribly, Terribly, Boring and Dule LLP. The litigation partner, Dumbledore, has recently met with a new client, Harry, and has provided you with the following notes from a meeting with the client. Harry purchased the registered title of Potterville in 2008. Potterville comprised two buildings set in extensive grounds. When Harry moved in to Potterville he noticed that there was an uncultivated strip of land, approximately one meter in width, which ran the entire length of the border with the neighbouring property, Malfoy Manor, the registered title to which belonged to Draco. Hagrid, the previous owner of Potterville, who had owned the land for as long as anyone can remember, had neglected the strip of land for a number of years. Harry decided to leave the strip uncultivated for a year after he bought Potterville to let it recover its fertility. He then began planting bushes along the entire length of the strip. He chose plants that he believed would deter Draco's cats from fouling the strip of land. In March 2019, Harry, who had become obsessed with security and privacy, consulted his surveyor, McGonagall, about the boundaries to Potterville. Harry was disturbed to discover that the strip of land had always formed part of the registered title to Malfoy Manor. It seems that although McGonagall had known about this when Harry purchased Potterville in 2008, he had forgotten to mention it to Harry at the time. At the beginning of November 2019, Harry decided to sell Ravenclaw, a small cottage located on the main road at the western entrance to Potterville. After looking around Ravenclaw, Petunia emailed Harry with an offer to buy the cottage for 800,000. Harry replied saying he was happy to sell Ravenclaw 'on the terms you mention in your email'. He ended his email, as he did all correspondence, by typing 'H the Wizard'. In anticipation of moving in to Ravenclaw, Petunia, who owns a number of owl sanctuaries, instructed her usual builder, Ron, to construct customdesigned roosts on the roof of Ravenclaw to accommodate her owls. Ron completed the work at the end of November. Last week, Harry received a letter from Draco instructing Harry to remove all the bushes from the strip of land between Potterville and Malfoy Manor (which are distressing Draco's cats). Harry now feels that he doesn't want to sell Ravenclaw to Petunia, in case her owls eat Malfoy's cats.

What is Harry's legal position with regard to the strip of land; and what are the obligations he might or might not have toward Petunia if he does not proceed with the sale of Ravenclaw.
