Your firm has a client, Samuel Jackson. Mr. Jackson owns 200 acres of land in Loxahatchee, Florida. The property includes a large lake which is great for fishing and recreation. He has been approached by his neighbors, the Johnsons, who would like to be able to use the lake. Mr. Jackson is agreeable to letting Mr. & Mrs. Robert Johnson and their children Jason, age 17 and Jillian, age 16 use the property, but he wants to make sure he is protected from liability if they do, doesn't want people using the lake at all hours of the day, wants to make sure they keep the area clean and doesn't want to come home and find the entire high school out on his lake. He asks your firm to draft an agreement for him and the Johnsons that lets them use the lake but protects him and his wishes. He wants it to include everything "you lawyers think is important". He would like the agreement to be for 1 year after which he will decide whether to cancel it or let it continue. You are asked to prepare the document.
