Gina is a real estate agent. She is selling a block of home units “off the plan” (before they were built) for Simonds. Gina becomes aware that a completing development has run into problems with council approval and is not likely to proceed. This mean that Simonds units will be worth much more than planned. Seeing a commercial opportunity Gina does two things;

She helps finance a friend to buy several of the units to on sell later at a big profit that they will both split.

In return for a cash payment she tells several buyers of the likely increase in value of the units.

After all the units are sold, it becomes clear to Simonds what has happened.
