1. The UWC Faculty of Commerce is contemplating the launch of an MBA Programme. To accommodate this programme a new building will be erected on the Western Side of the campus on a piece of land nestled between University Avenue, Senate Avenue and West Drive. The proposal for the building project which will see the construction of the facilities from which the MBA programme will be run is due to be tabled. You are part of the team that has to table this proposal to the university executive team. One of the main tasks is to convince the executive team that the economics of the building project is viable. Your team leader suggests using the Accounting Rate of Return as a method of calculation the projects potential success; she believes its simplicity and the familiarity with accounting concepts will lead to more buy-in from the executive team. However, you have a different opinion; you prefer to use a discounted cashflow approach. Write a short motivation to your team leader suggesting why a discounted cashflow approach would be better.
