Three weeks ago, you listed a luxury property which has been heavily marketed via professional photography including video, several websites, social media and printed media such as papers and magazines. The Office Manager has informed you that the vendor hasn't paid any of their contribution and asks you follow this up as a matter of priority.

You go to the file and discover your oversight - you did not have the vendors sign off on the Marketing Plan, nor was it attached to the listing agreement, although you have written 'see attached marketing plan' at both the 'reimbursement of fees - when and how' and the 'property to be advertised / marketed' section.

You have just now called the vendors asking for payment and they refuse, stating that they didn't sign anything which makes them responsible for payment and you have mislead them into thinking the commission was inclusive of marketing.

What do you do and why, quoting any relevant legislation?

You arranged to re-inspect after cleaning but when you arrived for your designated appointment the tenants were not at home and have installed new deadlocks to which you do not have a key for access.

  • What are your primary objectives? Be sure they are specific, attainable and measurable (SAM).
  • What are your secondary objectives? Apply the SAM principle.
  • Outline the structure of your presentation.

(1.) A - 'What's in it for me" principle (WIFM) requirements and benefits. How will you open your presentation? How will you establish your "Ethos" (credibility).

(2.) I - Build interest in the body of your presentation. How will you achieve this? How will you use a problem and solution format?

(3.) D - Explain what you will do to give your presentation "Logos" (logic). What forms of evidence do you intend using? How will you ignite the emotive "Pathos" side to motivate your audience? What motivating techniques will you use?

(4.) A - Ending your presentation with a call to action! How will you inspire a strong call to action from your audience?

(5.)Give examples of some questions your audience may ask you, and which you may use in relation your presentation which can assist you with obtaining feedback?

(6.)What visual aids will you be using? What resources will you need?
