4. One day Jane receives two interesting phone calls concerning some resort property that her firm has recently listed on their web page. First, Ms. Okie Broker, an Oklahoma licensed broker contacts Jane and states she is representing a couple looking for exactly this type of property. Later that same day Jane receives a call from Able Attorney, a California lawyer, who says he is representing a client who is looking for some investment property such as the property shown on the web page. Able admits he doesn't know anything about TRELA and doesn't think it applies to him because he doesn't live in Texas. With whom, if anyone, can Jane negotiate a sale? If she makes a sale, will she get in trouble if she pays either one a commission (through her Broker, Billy Bob, of course)? If she cannot pay a commission, can she at least pay a "finder's fee"
