A motel might shut down due to economic development in the area around it, in my mind the clear choice would be due to the fact that selling would give them more money than any long-term ownership of the motel would give them in revenue. Another reason itself could be that the land as well itself since the area surrounding it is developing and the equity in the land itself makes it inflate therefore giving you more revenue as well If you sell. Costs involved in shutting down the motel itself can include wage costs, ending utility costs, and any variable cost that goes into the motel itself.
