A purchaser has the right to assume an agency relationship exists between the purchaser and the licensee with whom the purchaser is working

1. the purchaser and licensee have a written contract that states otherwise.
2. the licensee is providing assistance in exchange for a fixed level of compensation.
3. the licensee is related to the purchaser.
4. the licensee is the Managing Broker at the real estate office.
