A recent study investigated how the average price of housing in 506 U.S. counties varies with the characteristics of those counties. The table below shows the estimated coefficients from an OLS estimation of models relating price to the following characteristics: school quality measured by the average score on standardized tests (Score), proximity to the coast measured by a dummy variable that equals one for counties that are adjacent to the coast (Coast), and whether the county is primarily a retirement area, measured by a dummy variable that equals 1 if more than 75% of homeowners in the county are retired (Retire). For the regression summarized in column (1) the dependent variable is the log of the average price of housing in county i. For the regression in column (2), the dependent variable is the average price of housing in county i, measured in thousands.
