number of properties which he rents out. Aidan is registered with the Private Residential Tenancies
Board for all his tenancies. Details of these properties are as follows:
Property A Commercial Property
This property was bought on 1 October 2022 with the assistance of a mortgage from his local bank.
The property was immediately let and occupied at a rent of 1,000 per month until 31 March 2023.
Before getting another tenant, Aidan had the property professionally cleaned and redecorated at a
cost of 2,000. The property was then re-let on 1 May 2023 at a rent of 1,200 per month. The
interest on the mortgage for the calendar year 2023 was 6,000.
Property B Commercial Property
Property B was acquired on 1 April 2023. The property was let out immediately at a rent of 1,250
per month. However, in October 2023 the tenant disappeared without paying the rent for
November and December. Aidan made every effort to recover this rent but was unsuccessful. The
property was re-let on 1 January 2024 to new tenants.
Maintenance and insurance expenses in connection with this property were 3,000 for 2023 Property C residential property
Property C, a house, was purchased on 1 February 2022, partly funded with a loan from the bank
from that date. The property had been vacant for a number of years and not let as it required some
structural work which cost 10,000 and was carried out in January 2023. The property was leased at
a rent of 2,500 per month on 1 April 2023 on a 4 year lease. The interest on the loan from 1
January to 31 December 2023 amounted to 3,300. Expenses of 3,500 were incurred on this
property which included 1,000 cleaning costs and 500 advertising costs both of which were
incurred prior to the house being let in March 2023.
Property D
This property, a shop, was purchased on 1 July 2023. The property was let on 1 August 2023 on a 10
year lease for a premium of 30,000. The rent is 3,000 per month. Aidan is responsible for an
annual management charge of 1,000 and waste disposal costs of 2,000 for this property and he
does not charge his tenants for this.
