  1. Albert wants to sell his house and advertises it in the local newspapers for $970,000, providing his mobile telephone number as a point of contact. John sees the advertisement and rings Albert to make an appointment to see the house. John likes the house but could only offer $930,000 whilst Albert is holding firm to selling at a price of $970,000. On the Monday of the following week after the house inspection (for sale), Albert sends a letter to John offering him the house for a price of $950,000 and saying that John can have until noon on the Friday of the week after the house viewing to think about it. On Wednesday evening following the house viewing, Albert called John and informed him that he has sold his house earlier that day for $960,000. John is upset and writes a letter to Albert mentioning that he had accepted Albert's offer to sell the house at $950,000, stating that he was given up to the Friday following the house viewing to respond. He posts the letter immediately and Albert receives it on the Thursday morning following the house viewing. Albert replies in return by saying: "You are too late. I have sold the house" via telephone on Thursday evening following the house viewing. Cite the commercial laws that are applicable to the different offer and counter-offer in this case and advise John.
