Annisa moved to London in 2021. She approached John and asked if she could rent the first floor of his two-floor house. John lived only on the ground floor and readily agreed to rent the first floor of his house to Annisa. The first floor was a studio apartment that was furnished with a single bed and a pull-out sofa bed. John asked Annisa to sign a document titled "License Agreement". This document contained the following clauses
The license agreement commences on 1st March 2021
The license fee is 750 and is payable on the 1st day of every month.
The licensor may enter the property at will in order to clean the premises.
The licensor may, with the prior consent of the licensee, allow up to two of the licensor's guests to stay in the first-floor studio apartment for up to two nights.
Annisa has always paid the amount on time. John has never cleaned the apartment and has never entered the premises. On March 3 2023, John asks Annisa to permit two of his guests to stay in the studio apartment indefinitely. Annisa, refuses, not wanting to share her small studio apartment with two strangers. John gets upset at this and tells Annisa that she must leave immediately.
Advise Annisa.
