As Project Manager you need to provide a Preliminary Site Report for a new 2 Storey Commercial Building Complex (eg. It could be a Shopping Centre with a gym above it, Cinema with restaurants, Health Centre with Doctors and chemist.) This site can be vacant or have an existing building on it. It also can be a real site or fictitious.
Identify In report format the following:
Record any traffic restrictions, existing services, traffic conditions that exist and will have an impact on the site access and activities.
Provide a site report for the project. The report to include the following:
- Identify any existing buildings on the project site. Include the construction method (e.g., brick veneer) and the materials used. Any hazardous materials to be clearly identified. Identify which of these buildings are to be demolished.
- Identify any existing buildings on the sites adjacent to the project site. Record their method of construction, any hazardous materials, also any elements that may require special protection. Existing condition to be detailed and photographed, in particular, any existing defects. Identify the method to be used for monitoring any defects that exist before any work commences on the site (e.g., cracks in brickwork - glass slides (the type used on microscopes) placed across the crack and glued each side of the crack - monitored for cracking of the slide to identify any movement) and the frequency of monitoring. Identify any temporary and/or permanent works required to provide support and/or protect these buildings.
- Identify any existing assets (other than buildings) along the site boundaries that will require protection (e.g., road surface, kerb and guttering). Existing condition to be detailed and photographed, in particular, any existing defects. Identify the method to be used to protect the existing assets (e.g.., temporary timber corduroy track on Macadam pavements) during the phases of the project.
- Identify any existing services in the area to be effected/removed for the project. This will include assets external to the project site. Some items may be in the road structure (e.g., a stormwater pit that may have to be relocated due to road realignment), aerial electrical distribution (tiger tails for insulation), underground services in the footpath (protection from heavy vehicle crossings or require your project to be connected into them), etc.
- Identify existing natural features, (include a general description of the land e.g., a fairly constant slope of approx. 2m from the rear to the front of the site). These features will include trees, rocks / rock outcrops, embankments, water courses, path of overland water flow, change in soil types, retaining walls, etc.
