The supervisor is on site and has noticed that there is a culverted river that is running under the existing school that is due for demolition the following week. She is very concerned that this was not picked up in the demolition survey information that was provided by the client at tender stage. What should she do? (3 marks) c) The culvert issue has now been resolved and the existing school demolished. 14 months into the programme, the contractor has started excavation for the installation of a large attenuation tank that is planned for under the car park. However, there has been a period of prolonged rainfall, and the contractor's Site Manager has discovered that the soil conditions in the area for the car park and attenuation tank are unexpectedly much worse than those advised in the trial pit information provided by the client team at tender and used by the client team in their design of the tank and car park. What should she do? (3 marks) d) How would your answer to part c) differ if this was a JCT SBC/Q 2016 contract? (2 marks) e) The Project Manager does not have any accurate information about the soil conditions in this area and it would be difficult, if not impossible, to accurately estimate them. It would take at least 4 weeks to get a new, detailed survey to ascertain the soil condition accurately. How should the Project Manager react to the contractor's action in part c)? How long does he have to react according to the contract? (4 marks) f) What happens if the Project Manager takes no action at all and goes on holiday for 2 weeks, without answering any emails or calls or having delegated anyone to manage this project when he's away?
