Brenda has decided to sell her apartment. She advertised it in the Straits Times, a local Singapore paper, at S$1.1 million and provided her mobile number. Jonathan saw the advertisement and rang Brenda to make an appointment to see the apartment. Jonathan liked the apartment but could not agree on the price with Brenda. He offered S$850,000.00 as his highest offer but Brenda insisted on S$1.1 million.

On the following Monday Jonathan received an email from Brenda offering him the apartment now for S$900,000.00. Brenda also stated in her email that Jonathan can have until noon on Thursday to think about it. On Wednesday evening Jonathan meets his brother James and finds out, to his dismay, that Brenda's sister, Rachel, purchased the apartment earlier that day for S$850,000.00.

Jonathan goes straight home and writes a letter to Brenda, accepting her offer to sell at S$900,000.00. Jonathan then posts the letter immediately and Brenda receives it on Thursday morning, but replies by return saying "You are too late. I have sold the house to my sister."
