Personal vs real property: As a real estate agent, you shoul' be looking for (and trying to anticipate) potential misunderstandings between clients. One fairly common problem is when a buyer thinks that a selker plans to leave something with the house and the seller takes it, honestly believing that it belongs to him and is not real property. Look around your home - are there any items that you might consider personal property but a buyer might think are real property? (If you are renting. pretend you are the owner). Why might there be a conflict? Are there any items of real property that you wouldn't want to be part of a contract? What would you do about those things if you were selling. Go to a friend or relative's home and look around - do you see arnything there that might be the source of potential confusion between a buyer/seller as to whether they are personal or real property items? Ask your friend/relative if there is any real property they would like to exclude from a sale - why, how would they deal with it in a sale? What advice would you give them? OR. Vesting/taking title: Focus on some aspect of home ownership in terms of vesting that interests you: For example: Take a closer look at the issue of community property. How might this issue affect clients buying and selling property? What about domestic partners? Do you know anyone who's had issues with how title was vested? Do you know anyone who's had a life estats? Could you imagine anyone you know that might benefit from a life estate? Ask a few friends who own property with others how they took title with others (vested) and ask them to explain why they made that decision. You'li be surprised how many people have no idea how they took title to property.
