Over the past decade they have been involved in the development/construction of several commercial and residential properties. They are currently considering developing a new residential multi storey apartment development in the suburb of Thornbury in Melbourne and they have two choices. 1. They can develop the property and use a real estate agency to sell each of the individual apartments to buyers, or, 2. Develop the apartments and then rent them using a real estate agency. Under this option Ajantha Ltd will continue to be the owners of the apartment block. They have come to you for advice on the GST consequences of this proposed development. Required With reference to the relevant sections of the GST Act 1999, provide advice to the client on the pros and cons of each of the two options they are considering.
