Deepika owns a large mansion, which is in a state of disrepair. As a result, Deepika decides to renovate the whole property. She hires Chippy Ltd, a recently set up local building company with a questionable reputation, to carry out the work. Whilst the renovation is still in progress, Deepika decides to hold a party where she invites her friends around.
Menen and her son Bruck (age 4) attend the party. During the party, Bruck becomes bored and wanders into a room marked 'Danger - Keep Out' where he injures himself by tripping over some debris.
Meanwhile, Hans, another guest at the party, discovers that Deepika keeps a really good wine collection in the basement. Hans goes down to the basement (without informing Deepika) with the intention of helping himself to some wine. Whilst going down the steps to the basement, Hans trips on a loose floorboard and falls, breaking his arm and mobile phone.
Advise Bruck and Hans as to their potential claims under the Occupiers' Liability Acts.
