Desmond, a stockbroker, and Janice, a musician, are an unmarried couple who have been living together for 12 years in a house owned solely by Desmond. Desmond had acquired the property before he met Janice. He paid the purchase price out of his personal bank account. In 2012, Desmond and Janice had their first child, Aaron, and in 2015 they had their second child, Fleur. Since moving in together, Desmond and Janice have never spoken about whether they owned specific proportional shares of the property, but they would habitually refer to the home as "our house". They agreed that Janice would spend significant periods of time away from work in order to raise their children. Janice also paid most of the family's household expenses and the costs relating to their children. Sadly, their relationship has recently broken down. Explain how the english law would determine the ownership of the legal title and the beneficial interest in the house.
