Exclusive Seller Listing Agreement

You are a real estate salesperson for Coldwell Banker Realty, and your licesnse number is 5829647. On November 7, 2015, Deborah Contos calls you to discuss listing her home which is located at 508 Whistlestop Circle, Statesboro, GA 30458. You schedule a meeting with Ms. Contos on Novemember 8, 2015 at 2pm, You then log on to the Bulloch County Tax Assessors website at www.qpublic.net/bulloch to obtain the information that you need to fill out the Exclusive Seller Listing Agreement.

The next day you meet with Ms. Contos at her home. After a brief tour of the house, you show her some of the comparable homes that are currently on the market. You suggest that in order to be competitive, she should list her home for $154,000. She agrees and decides to run the listing for one year beginning today. If the house doesnt sell within that year the listing expires, you will have a protected period of 30 days in which to still bring Ms. Contos an offer.

You will assist Ms. Contos to extent that she requests as you are the sellers agent on this listing. You will charge a 6% commission, which will be split if shared with another agent. There will be no retainer fee. Her house will be listed with the Georgia MLS. While meeting with Ms. Contos, you request that she fill out the sellers disclosure form within 5 days and fax or email it to you.

Ms. Contos requests that you give her at least 24 hours notice before showing the property. You also agree, since Ms. Contos is a close friend, that you will only charge her 5% commission if you are the listing and selling agent.

The listing appointment ends at 3:30 pm as you and Ms. Contos sign the Exclusive Seller Listing Agreement. Ms. Contos then gives you a key to the house, which you place in the lockbox on the front door. You put a sign in the front yard and head back to the office to put your new listing into the MLS.
