Harris Investments Inc. specializes in land speculation, buying land for the purpose of reselling it at a profit. From time to time, Harris Investments find itself short of cash, and enters into an arrangement with Mitsu Enterprises Ltd., whereby each corporation puts up some money to buy the land.

In one deal in which Harris Investments and Mitsu Enterprises agreed to buy a piece of land, it was Mitsu Enterprises that signed the agreement. Mitsu Enterprises began to find itself in financial difficulties, and did not close the deal. The market price of the property has dropped, and the vendor wants to sue for his lost profits. Unfortunately, Mitsu Enterprises' efforts to refinance did not work out, and it went into bankruptcy.

a)Does the vendor have any ground for suing Harris Investments, even though it did not sign the agreement of purchase and sale?
