The lot size is 40x100 and the house is 2,250 square feet.

After inspecting the quality of the construction of the house, you have estimated the remaining economic life of the house to be 70 years.

You have located the following vacant land sales which have no site improvements done to them yet. Land sales have been increasing at about 2% per month over the last year --------------------------------------------------------------------------------- You have researched 10 sales of comparable improved properties within the subject neighbourhood. They all have attached single car garages and elaborate landscaping unless otherwise stated. Lot sizes are all comparable to the subject.
