These systems include general building operations such as HVAC, electrical, and plumbing, but also many needs specific to hotels and their customers. These specific needs are widely varied and their scope depends on the size of the hotel and the services they offer. Some hotels in resort locations may include private Beaches or boating clubs, Tennis courts or sports arena or Theatres.

Hotel maintenance may include upkeep of refrigeration, elevators, cable TV, phone lines, personal computers, room furnishings, and lighting fixtures. This wide scope of maintenance needs requires a large breadth of expertise from hotel maintenance crews. It also means that maintenance planning is crucial for hotel maintenance success. This challenging job can not be completed with out a team of well qualified and experienced Engineers and trades personnel. The other challenge of course is to get it done, both, in a timely manner and in a cost-effective manner. Looking at the variety of the equipment and tasks listed above as well as explained in the PPT you have reviewed in this folder, it would seem like you might require to employ a few Mechanical Engineers and mechanics, gas technicians, Welders, Millwrights or Fitters, an Electrical Engineer Plus a few Electricians, Computer & Software Engineer, Computer technicians, Boiler Operators and Mechanics, A Civil Engineer for the building repairs and a team of carpenters, Painters, Masons, Carpet layers, Locksmiths, Air-conditioning & HVAC Mechanics and so on.

But unfortunately, we do not have that luxury in Canada. The Salaries and Wage rates of the technical workers is as high as $28 to $45 / hr. And Employing 2o to 25 workers in this department will take away most of our profit from operations. Frankly a 200 to 300 rooms hotel in Canada can not afford employing more than 5 to 8 persons in total in the whole of the Facility Management Department. This means that the Maintenance Manager and his Assistant will have to be Hands-on engineers to cover two or more fields themselves, the rest of the staff hired will have to be multitalented, dual qualified and experienced in different tasks.

Keeping this in mind, we need to plan the departments work in a way that more common occurrences will be handled by our staff, and rarely occurring issues, or more specialized work would be contracted out, as and when required. We would need to maintain a good balance between the two.
