I have a question regarding trusts. In the question I was told the donor gave "(i)200,000 and my apartment to my friend Bruce and Peter in accordance with the instructions disclosed by me to them."

Bruce was told by the donor that he had made his Will as he learned he would die soon due to illness, and later handed a letter to him stating there are instructions to be followed after his death and no further detail was given. After the mans death his solicitor notified Bruce of his 200,000 and apartment and Bruce remembered the letter which was handed to him. In it the donor said he left the apartment to himself and Peter to hold on trust for his secret lover (whom he was not married to).

My question is who gets the apartment/ gift and why?
