Just before the second month's rent was due, Mr. Cooper received a very late night phone call from Penny Wyatt, Mr. Hofstadter's girlfriend. Ms. Wyatt advised that there had been a domestic dispute at the rental property and there had been damage done to the furnishings and apartment. She blamed all of the property damage on Mr. Hofstadter. Shortly thereafter, Mr. Cooper received a phone call from Mr. Hofstadter stating that Ms. Wyatt had done all of the damage and he was an innocent victim in the whole situation. Since the phone call was in the middle of the night, Mr. Cooper didn't go to the property until the following day. To his horror, he discovered that Mr. Hofstadter and Ms. Wyatt trashed the apartment and there were 2 calls to the police since the late night phone calls from Mr. Hofstadter and Ms. Wyatt. Mr. Cooper had a key to the premises so he opened the door and surveyed the damage. He noticed that there was blood all over the floor, broken furnishings, broken blinds, missing appliances, broken kitchen utensils, and many other things damaged and/or seriously filthy. Mr. Cooper was horrified and very concerned about his property; after all, it is an investment property! Mr. Cooper changed the locks to the apartment and left. He later received a phone call from a nosey neighbor stating that Mr. Hofstadter broke a window to get back into the apartment.
