Housing Financing Facility and Affordability Level of Bumiputera within Iskandar Malaysia The decision to purchase a house requires high financial commitment even though buying a house is a great long-term investment. Several factors that need to be considered when purchasing a house include income, household expenditure, date of purchase, down payment, loans, monthly installments and repayment period. The high price of residential properties in Iskandar Malaysia has deterred an average Bumiputera from buying and owning a house even with a 15 percent discount offer by the Malaysian government. Housing financing is an essential element in the process of purchasing a house which is very closely related to bank financing through financial institutions. It is a known fact that the number of house buyers who fail to obtain the banks approval is on the rise which will affect the housing sector in the country. The Malaysian Insider (2014) reported that Chinese developers have been aggressively building homes in Iskandar over the past year and there are concerns there will be an oversupply of homes, which will hit rental yields. This study was conducted to identify the purchaser affordability level of Bumiputera house buyers against housing financing facility provided by financial institutions.
