Jamie rented an apartment from Julie for one year. Jamie renewed her lease for another year but unexpectedly left the apartment one evening, never to be seen again. Julie cleaned out Jamies remaining belongings and re-rented the apartment. If a tenant abandons the leased property and the landlord accepts the surrender:

• the landlord may sue the tenant for the rent until she can rent the property to someone else.

• the landlord may sue the tenant for the rent for the remainder of the term.

• the tenant is relieved of the obligation to pay rent for the remaining period of the lease.

• the tenant is no longer liable to the landlord but may be criminally liable for the abandonment.
