John inherited an antique grandfather clock from his uncle. After some preliminary negotiation, on 20 March 2021 John sent a fax to his friend, Kate offering to sell the antique clock to Kate for RM180,000.00. John promised to keep the offer open for a week until 27 March 2021 for Kate to think about it. Khairy only saw and read the fax on 22 March 2021. Then on 25 March 2021, Daniel, John's friend, telephoned Kate and informed him that John had sold the antique clock to him the day before for RM200,000.00. Kate immediately on the same day itself sent a fax to John accepting John's offer to buy his antique clock for RM180,000.00. Jeffrey only saw the fax and read Kate's acceptance on 28 March 2021.

Advise Kate whether there was a valid contract between him and John.
