Juriah obtained a loan from Damia for a sum of RM50,000 ("the loan") on 2 January 2020. On the same day, Juriah signed a sale and purchase agreement purporting to sell her land in Kajang to Damia, as collateral for the loan. Juriah and Damia signed another agreement whereby Damia agreed to re-sell the land to Juriah for the same amount if Juriah paid the loan before 1 January 2022. On 15 November 2021, Juriah approached Damia and tried to fully settle the loan but Damia avoided Juriah and refused to accept any repayment unless Juriah is willing to pay an additional amount of RM10,000. Juriah refused to pay any additional sum since it was not included in the agreement dated 2 January 2020. Last week, Damia instituted proceedings for an order that Juriah be compelled to execute the necessary instrument of dealing so that the land in Kajang can be transferred to him.
