He's changing his strategy to focus on even more expensive properties and so he's actively seeking to pick up some additional million-dollar properties in town. In fact, there's one available now -- on Delancey Street, right off Rittenhouse Square, being sold by a 16 year old internet millionaire -- that he wants to make an offer on; he wants to rent out the house and convert the basement to a recording studio for himself, for when he comes to town and gets inspired. When he's not in town, he intends on renting the studio out to other musicians and having a Speakeasy there, refusing to serve anyone \"uncool.\" He needs to know what he needs to include in a contract (or even if he needs a writing at all) to make an offer. Does he even need an agent? Kidd also wants to know more about the process: what to expect after there's a deal, what sort of contingencies he should include. Finally, the asking price for the place is 3M and he's considering putting down a 1M deposit, just to show them how serious he is. He may ask for a seller assist. His mother also told him he should pay careful attention to the type of Deed (the owner wants to quitclaim the property over) he receives (Kidd is engaged now), getting title insurance, any estate and zoning issues (his mother is a former paralegal). Apparently there's a squatter who's been living in the basement for eighteen years too, who claims he's related to a former owner, long since deceased. Kidd wants to know if he can do an oral contract to buy it? \"It just seems easier that way and I'll be less boxed in.\" \"If I can't do it that way, can we just write something up on an old piece of sheet music? That would be bad to the bone.\" \"What's the minimum I need to have in writing and why? Who makes up these stupid laws? What if we just do the deal without a writing and do what we say we will?\" Kidd wants to leave the house to his mom if he dies before her, without the house being probated, so long as she uses the house the same way (as a house, recording studio and bar). Kidd also wants to be sure he gets all the appliances in there, because they're super high end and \"they look cool as all get out.\" This includes the hi-tech solar panel system. There's a new house going up right next door and it will almost certamly block the sunlight needed for the panels. Kidd wants to shut that project down before he closes on this one and also wants to stop any airplane from accessing the airspace directly above the house. Apparently Rittenhouse Square is now in the standard ight plan from Philadelphia International Airport. \"The rumbling and noise will hurt my creative ow and my fans deserve more.
