Monica and Rachel rent an apartment across the hall from their friends, Chandler and Joey. Unfortunately, they have a bad landlord, Larry, who makes things very difficult for them. Larry wanted to date either Monica or Rachel but they would have nothing to do with him, so Larry stopped paying to have the garbage removed. As a result, there was a horrible rat problem and the garbage made all the cats in the neighborhood smelly. This unsanitary situation made living in the apartments unbearable. All four of them complained to Larry and put in writing how the overflowing garbage, rats and smelly cats deprived them of the use and enjoyment of their leased premises. Larry did not care and replied that he won't remove the refuse unless and until either Monica or Rachel go on a date with him. Of course, all four of them found this unconscionable so stopped paying rent claiming constructive eviction. Monica and Rachel immediately left their apartment to go live on the Cape for the summer. Chandler and Joey did not vacate their apartment but still did not pay rent.
