Mr Adams: Hey Ms Brown. I haven't seen you for a long time, and now that you're a lawyer I want to ask your opinion

Mr Adams: Hey Ms Brown. I haven't seen you for a long time, and now that you're a lawyer I want to ask your opinion about a couple of things. I reckon that I am going to use all of my property rights and make a pretty penny or two from my land. Ms Brown: Hello Mr Adams. I know a bit about property in the NT, and if you want some formal advice you'll need to come into the firm and get the advice formally. I'm happy to chat now to work out what sort of information you're after and what you have in mind for the land. Mr Adams: Great. Yeah, will come in later. So here's what I am thinking..... I've got a big rural property that I use to grow mangoes and house some of the workers that come in to work in the picking season. But I am thinking that I could start a music festival in the Dry season, build some bespoke accommodation for the woke musos and southern hipsters. Ms Brown: That sounds like you'll need some approvals and licences from the Council and Territory Government - but what a great idea. Mr Adams: What do you mean approvals? It's my land, well it's really the first nations peoples' land but I own it now.... I can do with it what I want. Or do you think I need to contact the local aboriginal people? Ms Brown: Let's make an appointment at the firm and we can discuss these issues further.

Respond with written advice following questions posed, and issues raised by Mr Adams in the dialogue above. For the purposes of context, consider Mr Adams to be a landowner of some rural land on the outskirts of Darwin, and Ms Brown to be a junior lawyer practising in property law.

Use headings to organise your response and remember to back up your advice with legal research, case law and your learning materials. • AGLC referencing and bibliography is required
