In his complaint, Enteng alleged that his mother, who he entrusted with the original copy of the title to his property in Cavite, faked his signature to make it appear that she was authorized to sell the said property. Her mother then managed to sell the property to Mayet, a buyer in good faith. In her answer to the complaint, Enteng's mother denied the forgery, and alleged that Enteng had in fact authorized her to sell the property. Under the facts, this case can no longer be dismissed by the court on the ground that Enteng failed to exert earnest efforts to compromise with his mother before filing the instant complaint in court???

And may scope po ba yung "earnest efforts" dito? Like does it only apply to family relation issues na 2nd-degree pataas, yung liability???
