Operating expenses at one of our centers is as follows: CAM Operating Expenses: $3.34/sqft/yr (includes PM Fees) Property Taxes: $1.80/sqft/yr Insurance: $0.27/sqft/yr The CAM expense figure above includes property management fees of $0.45/sqft/yr. We have a tenant that occupies 4,500 sqft of space in a 22,980 square foot center. This tenant has a triple net lease but has an exclusion in its lease for all property management fees (it does not pay any property management fees). From this information, calculate out how much this tenant must pay to its Landlord on a monthly basis for reimbursable operating expenses. I am looking for a total $/mth figure!
