When I lived in NC ,I had I think one of the best landlords ever! There were multiple properties on about a 10 acre farm and I was renting a 3br home on about an acre and a half for $800/month which was amazing. About 4 months before the lease was set to end they informed us that they sold the property and the new owners would be taking over at the end of the month, which was sad because my landlords were like family ( we ate Thanksgiving and exchanged Christmas gifts) but we knew they just didn't want to deal with the upkeep of that much land.
Fast forward to when the new landlords arrived , things were okay for the first week or so , they came around and Introduced themselves to us. Then all of a sudden the last week of the month they informed us of the rent increase( which my rent jumped $300) stating it would need to be paid on the first of the upcoming month essentially trying to void out the lease that was still in effect with the previous owners. I explained to that I would be paying the amount in my lease agreement as I did not sign a new lease with them yet and was not obligated to pay that much of a rent increase 1) Without signing an agreement stating that much and 2) Im still in a lease.Myself and the other tenant that lived on the property for about 7 years before I moved there started dealing with harassment from the landlord and they became very slow to fix anything if at all - I had to reach out to Duke Energy due to a transformer being blown effecting electricity in the middle of the winter due to the landlord not fixing the issue.
In the end, I sought out legal counsel and ended up going to court over everything. The judge ruled that the current lease should be enforced and that rent be paid in escrow but I would have to vacate at the end of the lease term as I didn't want to sign the new lease. I think the only thing I would've done differently is reached out to legal counsel sooner than I did because of the headache of it all in dealing with people that knew nothing about Real Estate and dealing with excessive notes on the door and harassment, rather than just referring things to my attorney . I would have saved myself from some stressful evenings that's for sure!

The most common issue I dealt with landlords is the element of surprise with a combat deployment overseas. Why? I don't know, but I think it has a lot to do with a lot of Soldiers deploying as well which means a lot of labor, fetching paperwork, and closing things out legally to ensure landlord is squared for the future. They lose money at the moment and they take a big hit, so the attitudes and service really it terrible unless you're expedient. My landlords were okay except for one, that lost my paperwork on my deposit. I realized that this landlord has a separate documentation regarding the deposit, instead of putting it on the lease form. I found out four years later, this landlord was sued. I assume the landlord would pocket the money tenants works have to pay. For instance, carpet cleaning, apartment cleaning services that he had a guess relationship and so on. I can go forever with the hypotheses, who knows. I believe I would have conducted some research, found out more about what we can and what we can't do to him as a community. I just feel like whatever it was, I hope he holds himself accountable now and he apologized to so many people he took for granted.
