At the starting point of this exercise, find the relevant historical cost data fromBCIS in order to produce an overall cost, elemental breakdown and outline specification to the client.There is no design information available for the project at this very early stage, except the brief information displayed in Table 1. You should make design assumptions about the new project e.g., number of storey/ blocks of the building, external works required for the preparation of Order of Cost Estimate. You are also required to make reasonable assumptions for the non-physical cost elements e.g. main contractor's preliminaries, overheads & profits, project & design team fees, and risk allowances. Each assumption should come with clear justification.
Preparethe building work estimate for the new project using floor area method. Justify how the cost/m2 of GIFA is calculated for the new project based on the selected historical projects (ideally 2-4 projects) of similar function.
Based on the selected historical projects, compare and analyse the elemental cost, and evaluate how different building design features will have impacts on the elemental cost distribution and the total cost of building works. From the analysed projects, propose two (2) high value building design that is meeting the current market trend to the new project. Reflect the proposed design and specification into the elemental breakdown to complete your building work estimate.
