Question 2 The integrated development has moved on to concept stage and the GFA as advised (in Q1) is cleared by the client for design development. Below is the updated awarded design and preliminary works.

Additional cost provisions The architect advised the proposed design may achieve an additional 2,500m2 bonus GFA allowable under the prevailing Development Control Guidelines which will be added to the residential component. After preliminary engagement with LTA, it is confirmed that the developer is required to make provision for connection to LTA's underground link to the underground MRT station. The initial ball-park cost is $100,000 Consultancy fee for the multi-disciplinary team is 10% Project management fee 1% Site preliminary investigation works $500,000 Authorities' submission and connection fee $200,000 Contingency 10% to be allowed for the estimated development cost for uncertainty of design and cost risks as the design develops GST 9%
