Your client requires a 1,750m motel, constructed of brick veneer. The ensuite rooms at the motel will each be 30m. The motel will be single storey. The motel has a 35,000 litre pool with deck, fencing, lighting and solar heating. a) Using the data provided in the Tables 2 and 3, you need to estimate a lump sum figure for the construction of the motel, including fitout. You should also include professional fees within your costing (Table 4). Note any assumptions you make. (15 marks) b) The same client is considering constructing an identical hotel in Bega. Using the Cordell Cost Guide Location Cost Factors (Figure 5), estimate the lump sum construction cost for the same motel in the second location. (5 marks) c) What other items would you need to include in order to estimate the total project cost? (5 marks) Costing notes: Allowance of 15% of GFA (gross floor area) for walls, ancillary spaces, plant rooms etc. 5% allowance for landscaping costs including parking area.
