There are strong occupancy at landmark hotels such as Hilton KL, where we are also known for some of the best food and beverage offerings the city has to offer. This is consistent with our strong overall RevPAR (revenue per available room) growth of 7.7%, with South Asia seeing a healthy growth of 8.1%. An increase in RevPAR means that either the average room rate or occupancy rate is increasing or both are. Today, Hilton manages nine hotels with a total of 3,400 rooms under Hilton (four hotels), DoubleTree by Hilton (four) and Hilton Garden Inn brands (one). These include new-build properties as well as existing properties that have changed hands and/or operators. DoubleTree Resort by Hilton Hotel Penang was formerly the Hydro Majestic Hotel Penang and prior to that, the Ferringhi Beach Hotel Penang, while Hilton Garden Inn Kuala Lumpur was formerly the Cititel Express. Both have new owners. Hilton does not own a stake in any of the properties it manages in Malaysia.

For the three months ended March 31, 2020, systemwide comparable revenue per available room decreased 22.6 percent primarily as a result of decreases in occupancy, and management and franchise fee revenues decreased 18 percent. The decreases were due to the pandemic and the related reduction in global travel and tourism, which required the complete and partial suspensions of hotel operations at many of Hilton's properties. For the three months ended March 31, 2020, diluted earnings per share was 6 cents and diluted EPS, adjusted for special items, was 74 cents compared to 54 cents and 80 cents, respectively, for the three months ended March 31, 2019. Net income and adjusted earnings before interest, taxes, depreciation and amortization were $18 million and $363 million, respectively, for the three months ended March 31, 2020, compared to $159 million and $499 million, respectively, for the three months ended March 31, 2019.

HLT, -2.54% shares declined in the extended session Tuesday after the hotel chain pulled its guidance for the first quarter and the year because of the COVID-19 coronavirus's impact on the global economy. Hilton shares fell 3.7% after hours, following a 4.8% gain to close the regular session at $90.32. "With the coronavirus now spreading beyond China and the Asia Pacific region, and the related increase in travel restrictions and cancellations around the world, we believe that the potential negative impact will be greater than our previous estimate and have decided to withdraw our previously announced guidance," Christopher Nassetta, Hilton chief executive, said in a statement. In February, Hilton had forecast adjusted earnings of 85 cents to 91 cents a share for the first quarter, and $4.08 to $4.21 a share for the year. Analysts surveyed by FactSet had forecast 85 cents a share for the first quarter, and $4.19 a share for the year. Last week, Hyatt Hotels Corp. H, -4.57% pulled its outlook, and Marriott International Inc. MAR, -3.31% said in late February it could not estimate the impact of the coronavirus yet.
