Rob and Joan have been neighbours for many years but have never really spoken to each other over the years. Their houses and land sizes are identical having been built by the same builder many years earlier. Joan knows Rob lacks a good understanding in his old age. Joan has learned that the zoning of the area is changing to allow high density housing and has been approached already by a developer to sell his home. Joan knows from another neighbour that Rob has been asking about retirement homes as Rob is alone since his wife passed away a few years earlier. Joan approaches Rob to discuss purchasing Rob's home. Joan tells Rob that there have been burglaries in the area recently and that they target single older people. Joan makes an offer to buy Rob's home at price far lower than Joan has been offered by a developer (knowing the 2 properties together are more valuable for developers). Rob accepts the price that Joan offers (without seeking independent legal or financial advice) and Ross signs the contract of sale. Rob's brother has now called Joan to express his concern about the contract price.
