[4] Question 1: Effect of Social Unrest on Office and Retail Space Market (40 points) Many people in Hong Kong believe that the Occupy Central movement (also known as Umbrella movement) that started on September 24, 2014 and ended in December 2014 had inflicted an unprecedented blow to the office and the retail space market in Hong Kong. In 2018, Hong Kong society experienced a social unrest unprecedented in the last 50 years. As a result, the National Security Law on top of the Hong Kong Basic Law was established in 2020. The socio-politico problem was compounded with the outbreak of the COVID-19 pandemic in Hong Kong in January 2000, which has brought the economy to almost a complete halt. (a) Using the monthly rental and price indices for Grade A offices in core districts and for Retail properties for the period from 2013 to 2016, evaluate the effect of the OC movement on the office and retail market.
